Gas Safe registered (974743)

Landlord gas safety certificates (CP12)

If you let a property with gas appliances, the law requires a gas safety check every year by a Gas Safe registered engineer. Hasmart carries out landlord gas safety checks and issues the record (often called a CP12) for landlords and letting agents across South Tyneside, Sunderland, Newcastle and the North East.

What the law requires

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

  • Have every gas appliance, fitting and flue they provide checked for safety every 12 months by a Gas Safe registered engineer
  • Give existing tenants a copy of the gas safety record within 28 days of the check
  • Give new tenants a copy before they move in
  • Keep each record for at least two years
  • Make sure gas appliances are maintained in a safe condition

The check covers appliances you provide as the landlord. Appliances the tenant owns aren't included, although the flues serving them are.

What the check involves

Our engineer checks each gas appliance and flue: gas tightness, burner pressure or gas rate, flue operation, safety devices, ventilation, and that each appliance burns safely. Any defects are recorded and explained. If something is unsafe, the engineer follows the Gas Industry Unsafe Situations Procedure, which can mean turning an appliance off until it's repaired. We can usually quote for any repair on the spot.

For landlords and letting agents

  • One booking for single properties or portfolios
  • We can arrange access with your tenants
  • Records sent to you by email for your files
  • Combine the check with an annual boiler service on the same visit
  • Electrical safety checks (EICRs) available from our electricians, see electrical

What customers say

★★★★★
“When fitting our gas oven he found a gas leak that had gone unnoticed by a previous gas engineer. He stopped the gas and a few days later came back to do a final check and make sure the leak was fixed properly free of charge.”

Questions we get asked

How often do I need a gas safety certificate?

Every 12 months. You can have the check done up to two months before the deadline and keep the original expiry date.

How long does a gas safety check take?

Typically 30 to 60 minutes for a property with a boiler and a hob, longer if there are more appliances.

What's a CP12?

CP12 is the old name for the landlord gas safety record. The name is still widely used. The record lists each appliance checked and the results.

Do you also do electrical certificates for landlords?

Yes. Landlords in England need an Electrical Installation Condition Report (EICR) at least every five years. Our NAPIT registered electricians can do both.
